From renting to owning to investing
So, my wife and I just moved in to our first home in Nixa, MO. I was pretty proud of myself as a new agent and first time homeowner. We got a USDA loan with 0% down, and I was able to negotiate the deal and have the seller pay all our closing costs. Being a Realtor has its advantages when buying your own home ; )
But as first time home buyers there were still some things we had to learn from experience. I don’t claim to know everything (my wife may say otherwise) but going through the home buying process myself really helped me understand what my clients go through during the escrow period. And in essence has helped me become a better Realtor. Here’s a brief story about how I went from renting to owning to investing.
One of the joys of home ownership is you OWN the home! (Well, the bank technically owns it right now but you know what I mean) One of the disadvantages of owning a home is you OWN all the responsibility that comes with it. I’ll be honest, renting was easy. My water heater went out, I called my landlord. The dryer stopped working, I called my landlord. The grass was getting too high, here comes the landscaping crew. All these years I was so spoiled. And at the same time I was so broke. Even though it seemed like I wasn’t paying a dime for all of these “perks” of renting I never thought about the money I was actually losing.
Did you know most of these costs are factored into your rent? Yeah neither did I. As I got older I started thinking about who was on the other side of that check I kept shelling out every single month. I began asking myself, well if I’m paying $750 a month to live here every month, what’s it cost the owner? How much is he making off me every year? How much money have I watched go right out the window because I never put myself in a position to win financially as a young adult. That’s when my brain began to shift from renting to owning and I started seeing the long term financial gain of owning real estate. And not just owning but also investing in real estate.
I wanted to finally start letting all that money I was wasting paying rent go to work for me. And right now, being in one of the hottest real estate markets in decades, was as good as time as any to get started. Last year, in 2016, was really when I began seriously thinking about getting into real estate. Both of my parents have been in the real estate industry for almost 20 years and my sister sells home warranties so I knew a little about it. After I got my license I had to decide what brokerage to work under. When I met with Jeramie Worley I knew I had landed at the right place with Worley & Associates. At Worley our niche is in vacation rental investments and he began to show me and teach me all about vacation rental investing. It was important to me to find a place and a broker that had the time, the energy, and the passion to invest in me to make me the best agent and investor. And even though Worley & Associates was very small and unknown I could see what he was building and the potential for growth here and what it could become. I’m excited to be apart of it!
